Class 2 Architecture
As a Class 2 Architect, we design and provide compliance for class 2 buildings (apartments and townhouses with shared carparks). This includes anyone who are undergoing renovations, new builds, amalgamations, extensions, new roof spaces, new attics, removing or adding walls, façade face lifts, stairs, windows, openings and skylights.
We work with local authorities to receive approvals such as a development applications, complying developments or a construction certificate.
We coordinate with class 2 builders, consultants, engineers and also specify finishes, materials and fixtures.

This is a 90-minute initial design consultation at your property with Linette Salbashian, NSW registered Architect and Principal.

In this consultation I spend time understanding your purpose of renovating and building. If it’s to live in, we explore your current lifestyle requirements, challenges and future goals for your home for yourself and your family. I find out exactly what you require for your home to design a space that expresses your individuality, an extension of yourself.
If the purpose is to lease or sell, I present a strategy fit for your property to increase the value and likelihood to lease or sell.
We will discuss natural light, room location possibilities, entry point options, facade design and landscaping.
WHEN TO USE THIS SERVICE?
This is perfect for:
-Additions, extensions, new builds: We will look at the type of rooms you are looking to add/remove and what is currently working and not working in your existing home.
-Renovations: We will look at rethinking the space and layout of your home, maximising storage, decreasing wasted space, incorporating more natural light and much more.
-Pre-purchase: You haven’t purchased your property yet. We will go through what is possible for the house, apartment or townhouse you are planning to purchase. We can also discuss multiple properties during our time together.

After your initial design consultation, you can decide if a Pre-Design Report is right for you.
This report is perfect if you haven’t yet decided on moving forward with full design services. You’re still exploring the market to purchase your property, or you already own a house and would like to work out what the local authorities allow before defining the scope of services you require.

Property Analysis:
Whether you are looking to purchase a property or you already own one, I will point out any red flags to look out for (from a design point of view), and any opportunities for renovations or knock downs.
Approvals clarified for your property:
-Answers to questions such as ‘Can I build a pergola, extend my backyard deck or add an additional level to my house without a development application?’ and ‘do I need a CDC or DA for my property?’
-Guidance on setback and height restrictions, including guidance for odd-shaped or complex positioned properties
-Possible options and guidance on next steps, including working towards avoiding a development application specific to your council.

You will receive multiple design solutions for your home and I will help you select materials, finishes, and fixtures.
I will create a detailed document package that includes floor plans, sections, elevations, 3D perspectives, alongside a detailed specification document, as required for each stage of your project.
I will coordinate with various consultants and authorities for you.
I will work with you to design a home that suits your lifestyle, requirements and desires, from the beginning of your project till the end, and I will be with you each step of the way.

Not all projects require a development application, we can fast track some projects through CDC. I can advise on the various application types and I will lodge the application for you.
You will receive drawings to the required standards to apply for a development application (DA) or a complying development certificate (CDC) and a construction certificate (CC).
I will coordinate with consultants and authorities for you to obtain required reports and documents needed for the building approvals and construction certificates.

So that you can select a builder, or allow your already selected builder to price accurately, I will provide drawings organised by the various trades and contain detailed specifications of materials and products.
I will assist you in selecting a builder for construction and answer any inquiries from builders regarding the tender drawings.

I will visit the building site regularly to check that the construction is as the design intent and respond to queries to clarify design intent with the builder.
I am also happy to provide additional detail drawings to clarify design intent for additional clarity for construction.
