For Homeowners

1:1 Advisory Session

(A Done-With-You Service)

The 1:1 Advisory Session is perfect for those of you who:

-Do not want to go ahead with full architectural services. I will work alongside you and guide you with my professional design advice, and then you can use your own draftsperson and/or builder to execute the rest of your home renovation or new build.

-Would like to save money on done-for-you full project architectural and interior design services, while still having access to professional advice and expertise from an architect

-Would like to minimise the risk of wrong decisions or expensive design mistakes by receiving the reassurance and guidance of an architect - especially when you don’t know what you don’t know to what’s done in the industry

-Would like to stop the overwhelm of decision-fatigue and receive clarity to help with decision making on a home authentic to them, especially when you have gathered hundreds of images with no strategy and have asked everyone’s opinions and ideas for your project.

-Prefer to take matters in your own hands and to have the confidence to brief a draftsman or builder to take your design to the next level.

-Love being hands-on and resourceful, love researching

-Would like to work with your own draftsman, builder or draw up your own plans. (Contacts of my recommendations will be provided upon request)

  • -1:1 Video Implementation call with Linette Salbashian, registered architect, working together where we can sketch over drawings while sharing our computer screens. A minimum of 90 minutes per session is required. Charged at an hourly rate.

-Contact details of recommended builders and engineers

-Design advice on property you own or are looking to purchase.

What we can discuss in the session:

    1. Vision: We will go through the right questions to ask yourself and create a vision board together with imagery and key words, so that you’re not overwhelmed with collecting hundreds of Pinterest images, with no sense of direction or cohesive style.

    2. Approvals: Receive guidance on finding out site limitations and opportunities, building codes, dealing with council and what to do next with the information. I have a town planner on my team who I consult, who also works for Willoughby Council and sits on the panel of planning representatives in the Kuring-Gai Council.

    3. Floor Plan Layout Reviews: I will review your floor plans during the workshop and provide professional advice on areas you are unclear of, and spaces that I don’t see working.

    4. Details: We will workshop heights widths and minimum distances, so that you can achieve the right circulation, flow, and functional design outcomes.

    5. Materials and Products Selection: We will workshop colours, textures, fixtures, fittings, tiles etc.

    6. Lighting & Ceiling Plans: We will workshop lighting plan layouts, lighting types, switching and power outlet locations.
